Where is Watford?

Watford is technically a Hertfordshire town, although many take it to be a part of Greater London. As it’s just 14 miles northwest of London, and nestled just with the M25, in Zone 7 and with its own spot on the Metropolitan line, it’s hard to argue otherwise. Closely located to the M25 and M1 motorways, Watford has great transport links to further afield.

Lying on the edge of the Chiltern Hills, Watford is not just a sleepy suburban town. There are numerous opportunities for outdoor activities, whilst still benefitting from a buzzing town centre, and nightlife particularly favoured by students. Its proximity to London offers a perfect balance for those seeking a quieter, more spacious lifestyle while remaining close to all the cultural, professional, and leisure opportunities of the city.

Is Watford a Nice Place to Live?

Watford is considered a great place to live, offering a blend of urban convenience and suburban charm. The area has a strong sense of community, excellent schools, and a variety of amenities, making it particularly appealing to families. The town has a wide range of housing options, from modern apartments to spacious family homes, often at more affordable prices compared to central London. Watford’s well-maintained parks, local attractions, and vibrant high street further enhance its appeal. With excellent transport links to London, great shopping and dining options, and a rich cultural scene, Watford is a popular choice for those seeking a balanced lifestyle with easy access to the capital.

Moving to Watford

With London so accessible, the property market in Watford is notorious for high demand and short supply. The turnover of properties is extremely quick, particularly in the rental market. Large detached houses on prestigious roads and estates can sell for over £1 million. but most properties within the town are more affordable.

As a popular residential area, there are a range of properties to suit all tastes and budgets. However, do be prepared that you will be paying a premium to be located anywhere near one of the three mainline stations, or tube station. There are some beautiful Edwardian and Victorian homes but you will be hard pushed to find a complete one, as many have been turned into apartments to meet property demands.

What to Do in Watford

Watford offers a wide range of activities to suit all interests. For those who enjoy shopping and entertainment, the Atria Watford shopping centre provides a variety of high-street stores, restaurants, and a cinema. For a more cultural experience, visitors can explore the Watford Palace Theatre, which hosts a range of performances, from drama to live music. Nature lovers can head to Cassiobury Park, one of the largest green spaces in the area, offering picturesque walks, a playground, and a café. Sports enthusiasts can visit Vicarage Road to catch a Watford FC match or enjoy nearby golf courses.

With Hatfield University nearby, Brunel University under half an hour away, and the University of Westminster’s Northwick Park campus seven miles south, Watford is somewhat of a party town after 9pm. The bars and clubs of the High Street are swarmed with students most nights of the week, but most head to Oceana to top the night off. However, before the students arrive, a dinner can be enjoyed in many of the restaurants, or drinks in one of the many bars in the town centre.

One of the busiest attractions in nearby Leavesden is the Warner Bros Harry Potter Studio tour, just a short drive away. Here you can visit various sets from the HArry Potter films, such as Hogwarts Express, the Great Hall, Dumbledore’s study, and Diagon Alley. Booking is essential as it is always very busy.

Watford Transport Links

Watford Underground Station is located on the Metropolitan line, in Zone 7. It is a terminus point for a branch of the line, with tubes running eastbound through the likes of Harrow, Wembley, Baker Street, Barbican, and Liverpool Street, before terminating at Aldgate. Tube journeys into Zone 1 take roughly 40 minutes, with part of the service over ground.

Watford Junction is the mainline station for the area. London Overground services run from this station to London Euston three times per hour, calling at a multitude of stations throughout London, although there are fast and slow services. Other services from the station include Southern trains to Milton Keynes and East Croydon, as well as London Midland’s services to Northampton, Birmingham New Street, Milton Keynes, and St Albans.

Watford High Street is the station preceding Watford Junction. Watford North is located under a mile away from Watford Junction and has just one platform, for services running to and from St Albans.

Is Watford in the ULEZ Zone?

Watford itself is not in the ULEZ zone. The London ULEZ extends to include parts of outer London, and while Watford itself is not part of Greater London, some areas on its borders may be affected and roads that pass through the border may be within the zone. The ULEZ aims to reduce air pollution by charging vehicles that do not meet strict emissions standards.
